There’s a version of real estate that is purely transactional: list the property, run the campaign, take the commission, move on. I built Reed & Co. because I believed the prestige market deserved something fundamentally different: an advisory relationship built on genuine local intelligence, commercial rigour and long-term trust. Fifteen years of working in strategy and commercial negotiations, managing billion-dollar customer relationships for Kellogg and Carlton & United Breweries, taught me that the quality of a decision is only ever as good as the quality of information behind it. That principle sits at the centre of everything Reed & Co. does.

We operate in a market where public data has become commoditised. Any buyer or vendor can access comparable sales, days on market and broad price trends in seconds. That democratisation of surface-level information is not the advantage people think it is, and it has not closed the gap between average outcomes and exceptional ones. How I approach a campaign

Before real estate, I spent 15 years designing commercial strategies for some of the world’s most demanding customers. I apply the same discipline here.

Every campaign I run starts with three things: a detailed price and buyer-segment strategy anchored in real comparable data and current demand; a week-by-week roadmap covering marketing, inspections, feedback loops and decision points; and clear communication rules so my clients always know what is happening, why it is happening and what comes next.

For marketing, we invest in world-class content purpose-built for prestige and waterfront buyers, combined with an intelligent channel mix, targeted digital, social, curated database and PR, designed to reach the right buyers locally, nationally and offshore. Not more views. The right buyers.

We optimise weekly based on live enquiry and inspection data. Strategy isn’t set at the start of a campaign and left to run. It is reviewed, stress-tested and adjusted against what the market is actually telling us.

The goal is always the same: build genuine competition around the property so we arrive at negotiation with choice, leverage and a defensible position. Strong marketing creates interest. Skilled negotiation converts that interest into an outcome worth talking about.

My negotiation approach is calm, highly prepared and anchored in facts, recent comparable sales, buyer behaviour patterns and clear walk-away thresholds. That composure under pressure, combined with the intelligence behind every recommendation, has contributed to multiple record and landmark prestige sales across Noosa Heads, Noosa Waters, Noosaville and Sunshine Beach, and recognition among Australia’s Top 100 agents.

 

Three generations. One community.

Real estate is in my blood. My family has drawn a livelihood from the Noosa River for three generations. I am the son of one of Noosa’s most respected and successful agents, and I grew up watching what genuine long-term trust in this industry looks like: how it is built, how it is protected and what it actually means to a client making one of the most significant financial decisions of their life. I currently serve as President of the Noosa Waters Residents Association and sit on the Community Advisory Committee for Noosa Hospital. These roles keep me closely connected to local infrastructure, planning decisions and the future of a community that many of my clients have chosen as home. I don’t hold these positions for profile. I hold them because I live here, my children go to school here, and I am as invested in the future of Noosa as any of the people I work for.

Since founding Reed & Co., our team and community partners have raised $1,412,143 to fund 106 pieces of life-saving paediatric medical equipment for hospitals across the region. That level of commitment reflects how I think about trust: not as something you claim, but as something you earn through consistent actions and transparent advice, across years and multiple transactions.

 

What I’m building

Reed & Co. is not trying to be the biggest agency in Noosa. We are building the most specialised: a deeply intelligence-led, independently owned prestige agency dedicated to the future of Noosa’s high-value property market.

The industry is consolidating. Generic transactional agencies are facing margin compression as technology erodes the parts of the value chain that were always commodities. The parts that cannot be commoditised, genuine local intelligence, calibrated pricing strategy and trusted advisory relationships, are becoming more valuable, not less. That is the gap we are widening.
